Services
KLN Architecture offers a full range of architectural services, which can be broken down into four main areas of work. It maybe the case you only require some or parts of these services or a lighter service depending on the scale of your project and budget.
Feasibility
A feasibility study analyses the strengths and weaknesses of a potential project and tests its viability against an outline brief. It is a preliminary study undertaken in the very early stage of a project to examine different options. Whilst it may include diagrams for the purpose of assessment, it does not typically involve design as such.
The study is often used to develop a brief and establish constraints arising from the site and associated planning considerations. The site analysis also highlights potential opportunities for a project such as site history, orientation, scale, form, and sustainability aspirations.
Planning
Many building projects are likely to require professional assistance to gain planning approval for your project. Some can be done under permitted development but will still require a form of submission to the Local Planning Authority. In the case of a listed building, it is necessary to submit a separate application for listed building consent. KLN Architecture can guide you through this process and prepare all the relevant drawings and supporting information.
KLN Architecture believe good design and presentation results in good communications with planning officers and have a very high success rate with planning and listed building applications. In the case of more complex planning issues KLN are able to access specialist planning consultants who have considerable knowledge of the planning system and planning law. Information on the planning system and process can be found at https://www.planningportal.co.uk/
Building Regulations & Tender
The building regulations apply to most building work, and information about them can be found at http://www.planningportal.gov.uk/buildingregulations. The regulations control building quality and standards. KLN Architecture aim to incorporate the requirements of the building regulations from an early stage in a project so that the integrity of the design remains unaltered by their requirements.
Preparation of detailed technical drawings and specification notes are coordinated with the work of other consultants, such as engineers where they are employed and are submitted to the building control body for approval. In the case of a simple project the builder may use this information in order to go ahead with construction.
The success of a building project often depends on control over how it is executed in detail. This is achieved by developing the design in detail, with large-scale drawings and detailed written specifications that set out the exact components to be used and how they are to be put together. These can then be used to get accurate costing’s from potential contractors and later form the basis of a building contract. KLN can help the client in the process of selecting a suitable contractor.
Construction
If required KLN Architecture can prepare the documents that will closely define the work to be carried out and act as a contract administrator. This includes dealing with all the correspondence with the builder, make periodic visits to the site, deal with queries as they arise on site and liaise with other consultants when necessary. This service also includes dealing with any changes or variations in the contract as the build progresses including certifying progress payments, preparation of defects lists and as built drawings.
